What is PMAY‑U 2.0 (Awas Yojana 2.0)?

Launched in September 2024, as a refreshed phase of the ongoing “Housing for All” mission, targeting 1 crore urban EWS/LIG/MIG families over 2024–29

Covers four verticals:

  1. Beneficiary Led Construction (BLC)

  2. Affordable Housing in Partnership (AHP)

  3. Affordable Rental Housing Complexes (ARHCs)

  4. Credit‑linked Interest Subsidy Scheme (CLSS/ISS)

Key Benefits & TargetsFinancial support:


Under BLC and AHP, approximately ₹2.5 lakh central assistance per unit in urban areas .

Under CLSS, interest subsidies vary by income: EWS/LIG get 6.5%, MIG-1 get 4%, MIG-2 get 3%

Housing targets:


Aim to construct 1 crore urban houses and 2 crore rural houses by 2029

Eligibility Criteria

Eligible beneficiaries are selected from the Socio-Economic Caste Census (SECC) 2011 data, verified by Gram Sabha. Criteria include:

  • Families without any member aged 18–59 years.
  • Households with no literate adult above 25 years.
  • Households with disabled members and no able-bodied adult.
  • Landless households earning a livelihood through manual labor.Not eligible if: Owns a motorized vehicle, landline, Kisan Credit Card with high limit, or a government employee in the family, etc.

Financial Assistance

  • Rs. 1.20 lakh for plain areas

  • Rs. 1.30 lakh for hilly/difficult/IAP (Integrated Action Plan) areas

  • Cost is shared 60:40 between Centre and State (90:10 for northeastern and hilly states)

    Additional Support

    • MGNREGA: 90–95 person-days of unskilled labor are provided.

    • Swachh Bharat Mission (SBM-G): Support for construction of toilets.

    • PM Ujjwala Yojana: LPG connection for clean cooking.

    • Saubhagya Yojana: Electricity connection

      How to Apply

      1. Beneficiaries are automatically identified via SECC data.

      2. If someone is eligible but not included, they can submit an application to the Gram Panchayat.

      3. Final list is approved by Gram Sabha.
